Floor prep on an upstairs landing above a hardwood staircase

Subfloor repair in Lula, GA

Soft spots, squeaks and water damage fixed so the floor on top sits flat and stays quiet.

Subfloor repair

Every good floor starts under the floor.

The subfloor is the plywood or OSB deck under your finished floor. When it goes soft, squeaky or uneven, every floor on top of it suffers. Tile cracks, plank floors click and separate, and hardwood cups and gaps.

We open the floor, find the cause and fix it before new flooring goes down. Often that is an old leak that rotted a section near a tub, toilet, dishwasher or back door. Sometimes it is just loose sheets that need to be screwed down tight.

Wood-look plank flooring in a hallway during an install

What the job includes

How the repair goes

Oak boards being nailed down over an upstairs landing during a hardwood install
  1. Find the soft spots

We walk the floor, mark the soft and noisy areas, and look for what caused them.

  2. Cut out the damage

Rotted or delaminated sheathing is cut back to sound wood.

  3. Patch it solid

New plywood goes in, glued and screwed, with support under the edges.

  4. Quiet the squeaks

Loose sheets get fastened tight to the joists.

  5. Flatten

High seams sanded and low spots filled, so the finished floor sits flat.

Subfloor repair questions

How do I know the subfloor is bad?

Soft or bouncy spots, squeaks that will not quit, cracked tile, and plank floors pulling apart at the seams are the usual signs.

Do you have to replace the whole floor?

Not always. A section can often be opened, repaired and patched. Whether the finished floor above can be saved depends on the material and the damage.

What about water damage?

Stop the leak first. The subfloor gets repaired once the source is fixed and the area has dried out, so the new wood is not soaking up the same problem.
